Gas & Electric Boiler Servicing · Q&A

What should I do before a gas or electric boiler service?

The short answer

Before your gas or electric boiler service, make sure the boiler and controls are accessible, note any faults or changes in performance, and have relevant service records or warranty information available. Do not remove covers or attempt repairs yourself; the engineer will carry out the necessary safety and operational checks.

Before a gas or electric boiler service, prepare useful information, keep the system in a normal operating state, and make any safety concerns clear to the engineer. The preparation is mainly about helping the engineer understand the installation and carry out the service safely; you should not dismantle the boiler, alter its wiring or attempt a repair yourself.

  1. Confirm whether the boiler is gas or electric. This establishes which checks are relevant. A gas boiler may require combustion, flue and gas-safety checks, while an electric boiler involves checks to the electrical supply, controls, heating circuit and safety devices.
  2. Make a note of the boiler’s basic details. If you know the make, model, approximate age or fuel type, have that information ready. It can help the engineer identify the correct servicing procedure and understand whether any parts or controls are unusual.
  3. Record any questions you want answered. Write down concerns such as unusual noises, changes in hot-water temperature, pressure fluctuations, error messages or higher-than-usual energy use. Even if the boiler is still working, these observations can help distinguish routine maintenance from a developing fault.
  4. Check that the heating system can be operated. The engineer may need to run the boiler and test heating or hot-water functions. Tell everyone in the property that the system may be used during the visit, and avoid arranging activities that depend on the heating or hot water being continuously available.
  5. Keep pets and other household hazards under control. Dogs, cats and other animals should be kept away from the working area. Also remove loose items, stored chemicals and anything that could obstruct safe working around the boiler or associated equipment.
  6. Be ready to explain recent work or changes. Mention if radiators, thermostats, timers, hot-water controls or other parts of the system have recently been replaced or adjusted. Changes to the wider heating system may be relevant when the engineer assesses boiler operation.
  7. Know what to do if there is an immediate safety concern. If you smell gas, suspect a carbon monoxide problem or see signs of an electrical hazard, do not wait for a routine service. Leave the property if necessary, avoid operating electrical switches or naked flames where relevant, and contact the appropriate emergency service. A boiler service is not a substitute for urgent safety action.

During the service, the engineer should explain any defect, safety concern or recommended repair before additional work is undertaken. Ask whether the finding affects safe operation, whether the boiler can continue to be used, and what action is required. For a rented property, pass relevant information to the landlord or managing agent rather than authorising work outside your responsibility.

Preparation cannot guarantee that a boiler will pass its service. The outcome depends on the condition, installation and operation of the appliance. A service may identify a repair or safety issue that needs separate attention, particularly where the boiler has shown symptoms or has not operated normally.

General guidance only. If you smell gas, leave the property and call the National Gas Emergency line on 0800 111 999.

If you need documentation after the appointment, clarify this before the gas or electric boiler service. A routine service record may not be the same as other paperwork required for a tenancy, property sale or insurance file, and the appropriate checks can depend on the purpose of the visit. Explain what information you need recorded so the engineer can provide the relevant service documentation.

Clear Guidance

You can ask questions before work begins, with clear explanations of findings and no hidden charges added without your understanding.
