What does a boiler service include?

The short answer

A boiler service includes a safety inspection, checks of the flue, controls, electrical connections and visible pipework, plus testing to confirm the boiler is operating correctly. The engineer will also look for signs of leaks, corrosion or unsafe combustion and record any recommendations for repair or maintenance.

A boiler service is a planned inspection, safety test and performance check carried out in line with the boiler manufacturer’s instructions. It is more detailed than simply checking whether the heating works: the engineer assesses the appliance’s condition, confirms that it is burning fuel safely and identifies maintenance issues before they develop into faults.

The service usually includes:

  • Reviewing the boiler and installation: The engineer checks the appliance, surrounding area and accessible components for damage, deterioration or installation issues. They may also consider the boiler’s age, service history and any symptoms reported by the homeowner.
  • Combustion testing: For a gas boiler, a flue gas analyser is used to assess the products of combustion. This helps establish whether the appliance is burning correctly and whether the readings are within the appropriate limits.
  • Inspection of internal components: Where the manufacturer’s procedure requires it, the engineer may examine parts such as the burner, heat exchanger, seals, ignition components and condensate system. Cleaning or adjustment is carried out only where needed and where it forms part of the applicable service procedure.
  • Checking system operation: The boiler is run through its controls and operating cycle to confirm that it starts, heats water and responds correctly to demand. The engineer may also check pressure and temperature behaviour, as well as the operation of safety devices.
  • Reviewing the condensate arrangements: On a condensing boiler, the condensate pipe and associated trap are considered because blockages, freezing or poor drainage can prevent the appliance from operating correctly.
  • Recording the outcome: The engineer should explain whether the boiler is operating satisfactorily, note any defects or limitations and recommend repairs or further investigation where appropriate.

Does a service include cleaning? Not necessarily as a separate, extensive clean. Basic cleaning may be included where it is required by the manufacturer’s servicing instructions, but removing heavy deposits, replacing worn components or carrying out remedial work may be charged as additional work. A service is intended to assess and maintain the appliance; it does not automatically include every repair identified during the inspection.

Does it include repairs? A boiler service and a boiler repair are different appointments in purpose. The service can identify a faulty sensor, damaged seal, restricted condensate route or other issue, but replacement parts and corrective work are not normally assumed to be included in the service itself. The engineer should explain the finding and the recommended solution before undertaking additional work.

Will you receive a certificate? You should receive a service record or written report showing that the boiler has been inspected and recording relevant findings. This is not automatically the same as a gas safety record. A landlord’s gas safety inspection has its own legal requirements and covers gas appliances and related installation checks within the property. If the service is being arranged for a rented home, confirm which document is required.

What affects the scope of the service? The exact procedure depends on the boiler type, fuel, model, manufacturer’s instructions, accessibility and condition. A straightforward annual service may involve routine testing and inspection, while an appliance showing corrosion, unusual readings or repeated faults may need additional diagnostic work. Older installations can also require recommendations for improvement even when the boiler continues to operate.

Before the appointment, provide details of any warning codes, pressure loss, unusual noises, odours or changes in heating performance. Keep access to the boiler clear and make the engineer aware of previous repairs or alterations. If a safety concern is suspected, do not rely on a normal service to resolve it; explain the concern when arranging the visit so the appropriate inspection can be planned.

Regular servicing helps maintain a clear record of the boiler’s condition and can reveal developing problems before they cause a breakdown. It does not guarantee that a boiler will remain fault-free, and it cannot correct an appliance that has reached the end of its serviceable life. When the engineer identifies a significant defect, the written findings can help you compare repair and replacement options on the basis of safety, condition and likely future maintenance.

General guidance only. If you smell gas, leave the property and call the National Gas Emergency line on 0800 111 999.

The boundaries of a boiler service matter: it is primarily an inspection of the boiler appliance and its safe operation, rather than a full assessment of every part of the heating system. Radiators, thermostatic valves, extensive heating pipework, hot water cylinders and system controls may need separate checks if they are causing poor performance or unusual symptoms.

Tell the engineer about issues such as cold radiators, uneven heating, repeated pressure changes or hot water problems. This helps distinguish a boiler fault from a wider central heating issue. The service findings should make clear whether the concern relates to the appliance itself or whether further investigation elsewhere in the system is appropriate.
