Bathroom Sink Installation · Q&A

What should I clear before a bathroom sink installation?

The short answer

Before a bathroom sink installation, clear the basin, vanity or pedestal area, surrounding floor and nearby surfaces of toiletries, storage items and other belongings. Keep the existing pipework and isolation valves accessible so the installer can remove the old fittings and connect the new sink safely.

Before a bathroom sink installation, clear the full working area around the sink, including the wall behind it and the floor in front. Remove anything that could obstruct safe access, be damaged during the work or prevent accurate positioning of the new basin.

  • Take down wall-mounted items such as shelves, mirrors, pictures, towel rails and dispensers if they overlap the proposed sink or make the wall difficult to reach.
  • Move freestanding furniture, laundry baskets, bins and other bathroom accessories away from the installation area.
  • Remove fragile, valuable or water-sensitive items from nearby surfaces, including items stored in adjoining cupboards.
  • Keep a clear route from the entrance to the bathroom so the installer can bring in tools and remove packaging or redundant materials.
  • Move children and pets away from the work area while installation is taking place.

It is also useful to prepare the practical details before the appointment. Confirm the intended position of the basin, whether it will be fitted to a vanity unit, pedestal or wall, and which side the tap and any storage will occupy. If the new sink has different dimensions from the existing one, check that doors, drawers, skirting boards and nearby sanitaryware will not restrict its placement.

Check the wall and surrounding finishes for anything that may affect the work. Loose tiles, damaged plaster, uneven flooring or recently painted surfaces may need attention before the basin can be securely fitted and sealed. A wall-hung basin in particular needs a suitable fixing surface capable of supporting the basin and its use; simply clearing the room does not resolve an unsuitable wall.

If the property is rented, obtain the landlord or agent’s permission before changing the basin, vanity unit, tiles or associated fittings. Keep details of the agreed design and any requirements about retaining the original fittings, as these may affect how the existing installation is removed and stored.

Finally, have the new sink, tap, waste components and any fixing kit available if you are supplying them yourself. The installer can then check that the selected parts are compatible before fitting begins. Where the installation includes an illuminated mirror, shaver socket or other electrical equipment, confirm in advance whether separate electrical work is required rather than assuming it forms part of the plumbing installation.

Clear enough space around the proposed basin for protective coverings as well as the installer’s tools. Floor protection may be needed between the bathroom entrance and the fitting area, particularly where flooring or wall finishes could be marked during removal of the existing sink.

Before work begins, remove bath mats and loose floor coverings, and wipe away standing water or cleaning residue near the installation point. Dry, stable surfaces help protective materials remain in place and prevent moisture from interfering with fixing or sealing work.
